Two blocks from the ocean, material choice is the whole ballgame

Salt air doesn’t just gray a fence — it goes after the screws, hinges, and latches that hold it together, and a nor’easter loads a solid privacy panel like a sail. That’s why our estimates here start with an honest materials conversation, not a tape measure.

For most island properties we recommend vinyl or aluminum. Vinyl privacy fence won’t corrode, never needs paint, and rinses clean with a garden hose; the tradeoff is a higher upfront cost than pine and posts that must be set to handle gusts. Powder-coated aluminum is our pick around pools and anywhere a view matters — open pickets let wind pass through instead of pushing against the fence, and the finish stands up to spray.

Not every line needs to be solid. For boundary lines, dune walkovers, and the front of a cottage where you want definition without giving up the view, we also build post-and-rope fence — pressure-treated posts with marine-grade rope swagged between them. It reads as classic beach, and because wind passes straight through it, it never takes the storm loading a solid privacy panel does.

Wood fencing still earns its spot. It’s the most affordable way to get real privacy, and plenty of cottage streets simply look right in it. We’ll just tell you the truth up front: pine weathers faster on the island than it does inland, so plan on sealing it and swapping the occasional picket. When we build wood at the beach, we spec coated fasteners so the upkeep stays cosmetic. Chain link rounds out the lineup for pet yards and utility areas — this close to the water, choose vinyl-coated mesh over bare galvanized.

Under all of it is sand, which drains beautifully and grips terribly. A post depth that holds fine in clay can work loose here after a season of wind, so we set island posts deeper with larger concrete footings and give gate and corner posts — the parts that actually carry load — extra attention.

Privacy on a dense beach block

Lots near the boardwalk and along the avenues are narrow, close-set, and busy all summer. Privacy here is about smart placement more than footage: screening the outdoor shower, wrapping a patio so it isn’t on display, hiding trash cans and HVAC gear, or fencing a strip of yard for the dog and the golf cart.
